A project like this can fall in the range of $165,000 to $185.000 in the 2026–2027 construction market. Projects of this caliber are more than remodels; they are comprehensive reinventions of a home, requiring extensive planning, skilled craftsmanship, and coordination across every phase of construction. Of course, construction costs are a moving target. Labor rates, material availability, inflation, and market conditions can all influence final pricing. Material selections also play a significant role, with costs varying dramatically between standard and premium finishes, as well as between domestically sourced products and imported materials that may be subject to changing tariffs, duties, and transportation costs. As a result, similar projects completed several years apart can carry substantially different price tags despite having nearly identical scopes of work.

This remodeling project was completed in two phases over 16 weeks, with the phases strategically staggered and partially overlapping to keep the project moving efficiently. Phase 1 included hardwood and carpet installation, the playroom, foyer improvements, tile work in the upstairs bathroom, miscellaneous drywall work, a new basement access door and a sump pump outlet. Phase 2 focused on the master bedroom and master bathroom. Although the project was divided into two phases, the work was staggered and overlapped in the middle, allowing the overall project to be completed within 16 weeks.

The client was working with a strict move-in timeline. They had purchased the home and needed to be out of their previous residence by a specific date, which meant the remodeling work had to be completed within a very compressed schedule. To meet that deadline, the project required exceptional coordination, efficiency and flexibility from the entire team. We adjusted our normal workflow and worked on an accelerated schedule to help the homeowners transition into their new home as quickly as possible. While the timeline presented unique challenges, the experience reinforced the importance of careful planning and clear communication when a project has an immovable deadline.

Because of the age of the home, matching the existing architectural details presented some unique challenges. For the new playroom wall in the foyer, we could not find a commercially available baseboard that matched the existing profile. After searching for an appropriate match, we ultimately had a custom blade made to reproduce the existing profile, allowing us to mill new baseboard that blended seamlessly with the original. We encountered similar challenges with other trim and casing throughout the home. In some areas, existing profiles were no longer readily available, so we had to piece together different trim components and customize them to recreate the original look. The results turned out beautifully, but determining the right combinations and solutions required considerable creativity and attention to detail from our production manager.

The home's age also meant that some building materials had to be specially ordered rather than sourced locally, adding another layer of coordination to the project.

Another unique improvement was enclosing an existing balcony and converting it into a comfortable sitting area within the master bedroom. The finished space turned out beautifully and added functional living space to the room. While we don't have dedicated photos of the completed sitting area, portions of it can be seen in the master bedroom photographs.
